Magnolia LandingFAQs

Questions residents ask

Answers name the recorded instrument they came from and the month it was read. The citation sits in the sentence, not in a badge.

Is Magnolia Landing gated?
Yes — Lee County records list it as a gated community.
What evacuation zone is Magnolia Landing in?
Zone D, per Lee County Emergency Management (checked August 2026). Always confirm your exact address on the county's official lookup before a storm. Check your address ↗
What day is trash pickup in Magnolia Landing?
Tuesday, per the county's collection map (checked August 2026).
What county commission district represents Magnolia Landing?
District 4 — Commissioner Brian Hamman, per Lee County GIS (checked August 2026).
Who built Magnolia Landing?
Aubuchon Homes and Taylor Morrison built the community's earlier phases, and D.R. Horton is the current builder completing it — the 2025 Lee County tax roll still shows D.R. Horton owning lots on the newest streets (checked August 2026). The Gordon Lewis-designed golf course opened in 2007.
Is Magnolia Landing age-restricted?
No. The recorded master Declaration (Lee County Instrument 2007000052498) contains no age-of-residency restriction, and a 2022 recorded amendment (Instrument 2022000084255) removed its only age-based rule — an under-16 supervision requirement for the club facilities (governing documents reviewed August 2026).
Can a home in Magnolia Landing be rented out?
Yes — whole home only, on written leases of thirty days or more, up to three times per calendar year. Subleasing or assigning a lease requires the board's prior written approval, and individual villages inside Magnolia Landing can set stricter limits, so check your village's documents too (master Declaration section 14.20, instrument 2007000052498, reviewed August 2026).
What are the pet rules in Magnolia Landing?
Dogs, cats and other usual household pets are allowed in a 'reasonable number' the board determines rather than a fixed cap. Pets must be on a leash no longer than fifteen feet (or carried) whenever they're outdoors, can't roam the community, and can't be bred or kept commercially; livestock, poultry, reptiles and wildlife aren't permitted. The board can require a nuisance pet's removal within three days of written request — immediately for a safety hazard — so confirm the current pet policy with the association (master Declaration section 14.3, instrument 2007000052498, reviewed August 2026).
Can you keep an RV, boat or work truck at a home in Magnolia Landing?
Only in a fully enclosed garage or a space the association specifically designates — and the declaration itself notes garages big enough for boats or RVs aren't guaranteed. The list covers commercial vehicles, campers, mobile homes, motor homes, house trailers and trailers of every description, recreational vehicles and boats. Everyday parking is limited to four-wheel automobiles and passenger vans, jeeps and SUVs in designated areas; lawn and on-street parking are prohibited, and a vehicle in violation can be towed twenty-four hours after a notice is posted (master Declaration section 14.2, instrument 2007000052498, reviewed August 2026).
Can you put up a fence in Magnolia Landing?
Not without approval — dog runs, animal pens and fences of any kind are prohibited on lots unless approved through the community's architectural review process, and nothing may create a sight problem at street corners (master Declaration sections 14.27.8 and 14.14, instrument 2007000052498, reviewed August 2026).
Is the golf course included with a Magnolia Landing home?
No — under the recorded declaration the golf facilities are separately owned and lot ownership gives no vested right to use them; playing privileges come through the golf operation itself, and every lot carries a recorded easement for errant golf balls and golfer retrieval. Confirm current membership and play options with the club (master Declaration Article XXI, instrument 2007000052498, reviewed August 2026).
Is Magnolia Landing in a flood zone?
Mostly not — about 69% of its mapped flood features are zone X, outside the high-risk area, with about 24% in zone X (shaded), about 7% in zone A. That's county map data — not a flood determination for insurance or lending purposes — so check your parcel on the official lookup.
