Who developed Shadow Wood?
The Bonita Bay Group developed Shadow Wood at The Brooks, one of five neighborhoods in the roughly 2,492-acre master-planned Brooks community in Estero, from the late 1990s. Shadow Wood is a private country-club community — membership in the Shadow Wood Country Club (54 holes of golf, tennis, a Bonita Beach club) is separate from buying a home. The community development district on the tax bill is recorded as the Brooks of Bonita Springs CDD, the district for the wider Brooks community (Bonita Bay Group/market coverage, Lee County GIS, and the sampled 2025 tax bill, checked August 2026).
Is Shadow Wood a 55+ community?
No. The recorded Declaration of Covenants, Conditions and Restrictions for Shadow Wood (Lee County Official Records Book 2909, Page 838, January 1998), its Exhibit C use restrictions, bylaws and every recorded amendment through 2005 contain no age restriction — no 55+, housing-for-older-persons or HOPA language. The declaration in fact protects owners' freedom to decide who lives in their household (§3.4(c)). Shadow Wood is an all-ages, unbundled community (governing documents reviewed August 2026); the community's 34 neighborhoods — 20 of them with their own HOA or condo association — have their own documents, which were not part of this read.
Can a home in Shadow Wood be rented out?
Yes. The declaration says no rule may prohibit leasing or require the association's consent; it does allow a minimum term of up to thirty days, approved lease forms and fees (Declaration §3.4(e), Book 2909, Page 838; Exhibit C ¶4 requires a written lease and notice to the association). In practice the current SWCA rental policy is a written lease, a $150 application and a fourteen-day review, with the minimum term set by neighborhood — thirty days and two to three leases a year in most, ninety days in Ginger Pointe and six months in Sweet Bay (SWCA rental policy, reviewed August 2026).
What are the pet rules in Shadow Wood?
A reasonable number of usual household pets is allowed — the recorded documents set no numeric, weight or breed cap — but dogs must be leashed or otherwise confined whenever outside, pets must be registered, licensed and inoculated as the law requires, and the board can order a pet removed if it roams, makes objectionable noise or becomes a nuisance (Exhibit C ¶2(b), Book 2909, Page 838). Dog runs need Architectural Review approval. Neighborhood associations may be stricter (reviewed August 2026).
Can you keep an RV, boat or work truck at a home in Shadow Wood?
Only inside an enclosed garage. Commercial vehicles and equipment, RVs, golf carts, boats, trailers and stored or inoperable vehicles can't be kept anywhere else on the property, and there's no parking on the streets; an RV or boat may sit in the driveway for up to 24 hours to load or unload, no more than twice a month (Exhibit C ¶2(a), Book 2909, Page 838). Golf carts may only run on the cart paths, not roads or trails (¶2(u)), and a 2010 amendment to Exhibit C allows a portable storage container in a driveway for 48 hours (reviewed August 2026).
Can you put up a fence or change the outside of a home in Shadow Wood?
Only with prior written approval from the Architectural Review Committee: fences, walls and hedges of any kind, new structures, landscaping removal and any exterior alteration all go through Article IV; repainting in the originally approved colors and interior work don't (Declaration §4.1 and Exhibit C ¶2(v), Book 2909, Page 838). The Design Guidelines of December 3, 2024 allow only decorative fences around unscreened pools, in side and rear yards away from the street; the ARC application fee is $100 (reviewed August 2026).
Are there extra costs when buying a home in Shadow Wood?
Yes — the buyer pays a resale capital contribution to the association's reserves on every transfer (Declaration §8.10, Book 2909, Page 838). From January 1, 2026 it is $3,500 on a price up to $1,250,000 plus 1% of anything above that, capped at $8,500, plus a $150 transfer application; the estoppel comes through CondoCerts. Transfers to a spouse or child, to an existing co-owner or to your own wholly-owned entity are exempt (SWCA fee schedule, reviewed August 2026).
Do Shadow Wood homeowners have to join the country club?
No. Shadow Wood Country Club and The Commons Club are “Private Amenities” under the declaration — not common area, conferring no rights on owners, with membership set by the clubs themselves (Declaration Article XV, Book 2909, Page 838). The association describes the community as unbundled: you choose whether to join. Full golf membership carries a waiting list with residents given priority; dues and initiation fees aren't published — contact the clubs (reviewed August 2026).
Is there a separate Brooks master association fee?
No. There is no Brooks master owners' association — the shared Coconut Road features, signage and trails are governed by a recorded cost-sharing covenant that the Shadow Wood Community Association itself administers, so its share is already inside the SWCA assessment (Declaration of Easements and Covenant to Share Costs for The Brooks, Book 2909, Page 956). What is separate: the two Brooks of Bonita Springs community development districts, which appear as non-ad-valorem lines on the tax bill (reviewed August 2026).
Is Shadow Wood in a flood zone?
