Timber Creek is a gated community of 1,315 single-family homes in Fort Myers. Day to day, the nearest golf course, The Club at Gateway, is about 1.7 miles straight-line from the community's center; the nearest library, East County Regional Library, is about 3.1 miles away; the nearest hospital, HCA Florida Lehigh Hospital, about 5 miles.
Amenities include a resort-style pool, a lap pool, a sauna, a clubhouse with indoor and outdoor dining spaces, a fitness center, indoor and outdoor basketball, tennis, pickleball, sand volleyball, a splash pad and playground.
On paper, the community sits in evacuation zone E, and all of its mapped flood features (100%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 1,412 residential parcels was $390,455 in the county's 2026 roll.
Two things shape the cost of living at Timber Creek more than the amenity list. The first is the community development district. Unlike the no-CDD communities elsewhere in Lee County, Timber Creek is CDD-financed: a sampled 2025 tax bill on one in-community parcel carried a Timber Creek Southwest CDD assessment of $1,407.76 — part of a roughly $1,999.65 non-ad-valorem line that also held fire and Lee County solid-waste assessments. The second is the Town Center club: membership isn't optional. Every home is permanently obligated under the recorded Town Center declaration to a base fee, a pro-rata share of operating costs, and a $500-a-year food-and-beverage minimum — owed whether or not you use the pool or clubhouse, and secured by a lien. Those two commitments are what a buyer should weigh first.
It helps to see how Timber Creek is put together. Lennar built and is still completing the roughly 655-acre gated community, which is entirely single-family — about 1,315 homes — with a build era of 2020 to 2024 and the newest streets on 2022 plats. The homeowners' side is Timber Creek Property Owners Association, Inc.; the amenity side is the separately declared Town Center. And while several golf courses sit within a couple of miles, golf isn't part of the community itself — the club fees fund a resort-style pool, lap pool, sauna, fitness center, and racquet and court sports.
A few practical notes. Timber Creek sits in evacuation Zone E and, per county FIRM data, in flood Zone X; confirm both against the official county maps for your address. Broadband isn't listed because the community's new streets weren't yet in the FCC's serviceable-location data as of August 2026. And because the declarations govern rentals, pets, parking, and lawn care, confirm current dues, fees, and rules directly with the association before you commit.
