Timber CreekFAQs

Questions residents ask

Answers name the recorded instrument they came from and the month it was read. The citation sits in the sentence, not in a badge.

Is Timber Creek gated?
Yes — Lee County records list it as a gated community.
What evacuation zone is Timber Creek in?
Zone E, per Lee County Emergency Management (checked August 2026). Always confirm your exact address on the county's official lookup before a storm. Check your address ↗
What day is trash pickup in Timber Creek?
Friday, per the county's collection map (checked August 2026).
What county commission district represents Timber Creek?
District 2 — Commissioner Cecil Pendergrass, per Lee County GIS (checked August 2026).
Who builds Timber Creek?
Lennar built and is still completing the roughly 655-acre community; sales began around 2020 — the property owners association was incorporated in January 2020 and the newest streets sit on 2022-recorded plats (checked August 2026).
Is Timber Creek age-restricted?
No. The recorded Master Declaration (Lee County Instrument 2020000059114), the Town Center amenity declaration and the recorded lake-management amendment contain no age restriction — the declaration's definition of family expressly allows multiple generations living together (governing documents reviewed August 2026).
Can a home in Timber Creek be rented out?
Yes — whole home only, on written leases of at least thirty days (or one calendar month), up to twelve times in any twelve-month period, and a new lease can't begin sooner than thirty days after the previous lease's first day of occupancy. A fully executed copy of the lease must reach the association fifteen days before the term starts, subleasing isn't allowed, and amenity access transfers to the tenant, who must apply and pay a rental designation fee to use the Town Center (Master Declaration section 5.4, instrument 2020000059114, and Town Center Declaration, instrument 2020000143250, reviewed August 2026).
Do Timber Creek homes pay amenity fees on top of HOA dues?
Yes. Every home is permanently obligated to the Town Center club under its own recorded declaration: a base fee (set at $600 for the first calendar year in 2020, with increases capped at ten percent a year), a pro-rata share of the amenity's operating expenses, and a $500-a-year food-and-beverage minimum — owed whether or not you use the facilities and secured by a lien. Confirm current amounts with the association before buying (Town Center Declaration section 5.2, instrument 2020000143250, reviewed August 2026).
What are the pet rules in Timber Creek?
Up to three pets per home, and only domestic cats and dogs (plus indoor fish and up to two household birds); breeds prohibited by local ordinance aren't allowed. Pets must be on a leash of six feet or shorter (or carried) on any common area, can't be left unattended on lanais or patios, and aren't permitted at the Town Center amenity campus. The board can order a nuisance pet removed and fine the owner until it is (Master Declaration section 5.15, instrument 2020000059114, reviewed August 2026).
Can you keep an RV, boat or work truck at a home in Timber Creek?
Only inside a garage — the garage-only list covers commercial trucks and vehicles, boats, trailers, RVs, house trailers, mobile homes, motor homes, buses, tractors and motorcycles. 'Keeping' a vehicle means it's present twelve consecutive hours or overnight, so none of these can sit in a driveway overnight; street parking is banned from midnight to 6 a.m., vehicles without current plates aren't allowed, and violators can be towed without further warning (Master Declaration section 5.16, instrument 2020000059114, reviewed August 2026).
Can you put up a fence in Timber Creek?
Only with prior written approval from the architectural review committee — no fence, wall, hedge or other physical or visual barrier may otherwise be erected, and none are allowed in conservation areas or over drainage swales (Master Declaration sections 5.11 and 6.1, instrument 2020000059114, reviewed August 2026).
Who handles lawn fertilizer and pest treatments in Timber Creek?
Licensed contractors only. A recorded amendment to the Master Declaration prohibits individual owners from applying fertilizer, pesticides, herbicides or fungicides to their own lots — treatments must come from licensed contractors approved by the association or the CDD — and owners also can't remove or trim the protected lake-edge vegetation (Certificate of Amendment, instrument 2020000192791, adding section 13.7, reviewed August 2026).
Is Timber Creek in a flood zone?
No — all of its mapped flood features (100%) are zone X, outside the high-risk area. That's county map data — not a flood determination for insurance or lending purposes — so check your parcel on the official lookup.
