About Verandah

Verandah is a gated community of 1,239 single-family homes in Fort Myers, built around two 18-hole championship golf courses — Old Orange, designed by Bob Cupp, and Whispering Oak, by Jack Nicklaus and Jack Nicklaus II. Day to day, the nearest golf course, Verandah Golf Club, is about 0.8 miles straight-line from the community's center; the nearest library, Riverdale Branch Library, is about 1.5 miles away; the nearest hospital, Select Specialty Hospital, about 5.9 miles.

Amenities — owned by the private, member-exclusive Verandah Club — membership is required for the golf courses and club amenities, per the club's own site — include two 18-hole championship golf courses — Old Orange, designed by Bob Cupp, and Whispering Oak, by Jack Nicklaus and Jack Nicklaus II, the River House restaurant on the Orange River, with Blossoms outdoor dining, a fully equipped fitness center with yoga and cycle rooms, a resort-style swimming pool, five lighted Har-Tru tennis courts, eight pickleball courts, nine miles of walking and nature trails, kayak and canoe access on the Orange River, a dedicated dog park, spa services.

On paper, the community sits in evacuation zone A. The average assessed just value across its 1,612 residential parcels was $568,522 in the county's 2026 roll.

Two features shape a buying decision at Verandah more than the amenity roster, and both come down to how the community is put together. The first is its public cost layer. Unlike communities that carry no development district, Verandah is financed through community development districts — two of them, Verandah East CDD and Verandah West CDD — and which one lands on a given tax bill depends on where the home sits inside the gates. On sampled 2025 bills the difference was real money: an east-side home carried a $2,992.12 Verandah East CDD assessment, while a west-side lot showed $1,474.07 for Verandah West. Those amounts sit alongside a Lee County solid-waste assessment and vary lot to lot, so the only reliable figure is the one on the actual bill for the address you're weighing.

The second is the club. Verandah's golf and resort amenities — two 18-hole courses (Old Orange by Bob Cupp, Whispering Oak by Jack Nicklaus and Jack Nicklaus II), the River House restaurant on the Orange River, a fitness center, a resort-style pool, tennis and pickleball courts, and nine miles of trails — are owned by the private, member-exclusive Verandah Club, and access to them requires a club membership held separately from the home. That suits buyers who intend to use the club; those who won't should price the membership question before committing.

It helps, too, to know the community is still filling in. Homes span roughly 2004 to 2023 build years: the Bonita Bay Group launched Verandah in the early 2000s, The Kolter Group acquired it in 2012, and Neal Communities is now building the newest phases.

A few practical notes: this is a gated Fort Myers subdivision in unincorporated Lee County, and it sits in evacuation Zone A, so confirm your storm plan early. Xfinity fiber plus fixed-wireless options served the sampled in-community address, though availability varies parcel to parcel.
