Amenities include a sports complex with indoor and outdoor pickleball and tennis, an indoor basketball court, a resort-style pool and spa, a fitness center and movement studio, the Drift Restaurant, the Craft Lounge and Paradise Pool Bar, a café, a dog park, bocce, a playground.
On paper, the community spans evacuation zones E · NC, and all of its mapped flood features (100%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 2,496 residential parcels was $355,881 in the county's 2026 roll.
Two structural facts shape a purchase at Verdana Village more than any single amenity. The first is how the community is financed. Unlike nearby communities that keep recurring public charges to county solid waste alone, Verdana Village sits inside a community development district: a sampled 2025 tax bill carried a V-Dana CDD assessment of about $1,415 alongside a roughly $366 Lee County solid waste charge, for non-ad-valorem assessments near $1,781 — separate from ad valorem property taxes and separate again from HOA dues. A buyer comparing two otherwise similar Estero addresses should price that CDD line in early. The second is the two-tier association structure: every home answers to the Verdana Village Master Association, Inc. and also to a neighborhood association whose fee moves with lot size. The association's 2026 fee sheet lists $181 a month to the master plus roughly $161–$221 a month to the neighborhood, so the dues on one listing will not match the number two streets over.
It also helps to know how the community was assembled, because a listing search turns up more than one builder. Cameratta Companies is the land developer, with homes built by Lennar and Pulte Homes — Pulte was still actively selling as of August 2026 — so product lines and floor plans vary by builder under a single gated master plan largely built out between 2022 and 2024. And for anyone expecting golf: the on-site recreation runs to a sports complex, resort-style pool, and restaurants rather than a course, so golf here means a nearby club, not a bundled membership.
A couple of practical notes before getting serious: the community falls in hurricane evacuation zone E, and leasing is limited to written terms of thirty days or more, up to three times a year.
