Wildblue is a gated community of 673 single-family homes in Fort Myers. Day to day, the nearest golf course, Wildcat Run Golf & Country Club, is about 2.4 miles straight-line from the community's center; the nearest library, South County Regional Library, is about 4 miles away; the nearest emergency room, HCA Alico Rd Emergency Room, about 3.9 miles.

Amenities — community amenities centered on the WildBlue lake system and lakefront clubhouse (amenity list compiled from WildBlue's community materials and market descriptions, so confirm current amenities with the association) — include an approximately 800-acre lake system for boating, kayaking, paddleboarding and fishing, a lakefront clubhouse with a resort-style pool, a restaurant and bar, a fitness center and movement studio, tennis and pickleball courts, a day spa and nail salon, a boat launch and lakeside beach area, a gated entry.

On paper, the community sits in evacuation zone D, and all of its mapped flood features (100%) fall in zone X, outside the high-risk flood area. The average assessed just value across its 777 residential parcels was $1,273,944 in the county's 2026 roll.

What sets WildBlue apart from much of the newer Fort Myers and Estero market isn't a golf course — there isn't one. This gated community in unincorporated Lee County, just south of Estero, is built around water: an approximately 800-acre lake system for boating, kayaking, paddleboarding and fishing, with a lakefront clubhouse as its amenity centerpiece. For a buyer, that reframes the first question. Instead of weighing bundled golf, you're deciding how much you value lake access and watersports, because that system — along with the resort-style pool, fitness center and movement studio, tennis and pickleball, day spa and nail salon, boat launch and lakeside beach area — is what the community's recurring costs support.

Cost structure is the second thing to understand, and here WildBlue lands on the CDD side of the ledger. Unlike communities that carry no community development district, WildBlue does: on one sampled 2025 tax bill the WildBlue CDD assessment came to $3,682.92, alongside a $366.39 Lee County solid-waste charge, for $4,049.31 in non-ad-valorem assessments. Those amounts vary by lot, home and product type and are never a quote, but the CDD is a real recurring line a prospective buyer should budget for. Fittingly, the district's name matches the community.

It also helps to know how WildBlue is put together, because the names get confusing on a listing search. The master body is WildBlue Master Property Owners Association, Inc.; the community-wide amenities are held by a separate WildBlue Amenities Association; and individual neighborhoods have their own sub-associations. Homes were built by several builders across those neighborhoods beginning around 2017, and the adjacent "Vista WildBlue" plat is a separate neighborhood not counted in the roughly 673-home core.

A couple of practical notes for anyone getting serious: the community sits in Lee County evacuation Zone D, so weigh that against your plans, and confirm current dues, amenity terms and rules directly with the association.
