Who built Marina Bay?
GL Homes built Marina Bay, a gated ~280-acre Treeline Corridor community of Mediterranean-style single-family homes and villas — about 806 residences at full build-out. The community development district on the tax bill is recorded as the Arborwood CDD, the same district serving The Plantation and Botanica Lakes, because Marina Bay sits within the wider Arborwood development plan (GL Homes community materials, Lee County GIS, and the sampled 2025 tax bill, checked August 2026).
Is Marina Bay a 55+ community?
No. The recorded Declaration of Covenants, Restrictions and Easements for Marina Bay (Lee County Instrument 2015000153826, 187 pages, with its Articles and Bylaws) contains no age restriction — a full read found no 55+, housing-for-older-persons or HOPA provision, and the association's rules set ages only for using amenities such as the splash pad and playground. Marina Bay is an all-ages community (governing documents reviewed August 2026). One honest limit: the 2015 and 2016 amendments and a 2023 certificate of amendment were identified but not obtained this round, so this rests on the base declaration and the current rules.
Can a home in Marina Bay be rented out?
Yes, the whole home only, no more than four times in any twelve months — three of those leases must run at least thirty days and the fourth at least six months — with no subletting or assignment. The owner gives the association seven days' notice, every tenant is screened with an application fee and background check, the lease carries the association's addendum, and an owner who is behind on assessments can't lease (Declaration Article X §5, Instrument 2015000153826; Rules & Regulations adopted March 23, 2023, §9, reviewed August 2026).
What are the pet rules in Marina Bay?
Ordinary household pets only, up to three dogs and cats combined per home, always leashed and under control outside and never left unattended; no breeding or commercial keeping; pit bulls, Rottweilers, Doberman pinschers, Presa Canarios and any dog the declaration defines as dangerous are barred; pets must be registered with management and stay out of the recreation tract except to cross the clubhouse lot; a nuisance pet must be corrected or removed on notice (Declaration Article X §6, Instrument 2015000153826; Rules of March 23, 2023, §7 and §11.1, reviewed August 2026).
Can you keep an RV, boat or work truck at a home in Marina Bay?
Only inside a closed garage. Commercial vehicles, campers, motor homes, trailers of any kind, RVs and boats can't sit outside, nothing larger than a full-size pickup may park at a home except a service or moving vehicle on the job, and there's no parking on the streets or swales — driveway, garage or designated lots only, with garages kept usable for parking. A vehicle that can't run, or sits more than 72 hours anywhere but your own driveway or garage, is towed, and only electric golf carts are allowed, driven by licensed drivers or a younger driver with a learner's permit — the 2023 rules also added a registration requirement with the property manager (Declaration Article X §§3 and 12, Instrument 2015000153826; Rules of March 23, 2023, §6, reviewed August 2026). Motorcycles aren't separately restricted.
Can you put up a fence or change the outside of a home in Marina Bay?
Only with prior Architectural Control Committee approval, and fences are tightly specified: bronze aluminum rail, four feet high with pickets three to four inches apart — no wood, PVC or chain link — never in the front yard, along a lake or in a drainage or utility easement, set back ten feet from the front wall and five from the sidewalk, with five-foot access gates (at least two on lake lots) so the association's lawn crew can keep mowing; enclose a yard without gates and you take over that lawn with no credit. Any other exterior change — paint, roof, pool, screen enclosure, lighting, solar, landscaping — goes through the ACC, which may charge a review fee (the 2018 application form listed $350) and hold a deposit set initially at $5,000 (Declaration Article X §§7 and 16, Instrument 2015000153826; Rules of March 23, 2023, §3.3, reviewed August 2026).
Are there extra costs when buying a home in Marina Bay?
No: the association charges no capital contribution, transfer fee or resale fee and doesn't approve sales — its own 2023 estoppel certificate says so, and the declaration has no working-capital clause. Expect only a $100 sale-application fee, the estoppel ($299 for the expedited version in 2023) and $10 per gate transponder; at least two key fobs transfer with the home. Separately, Marina Bay sits in the Arborwood Community Development District, whose assessment appears on the tax bill (association estoppel and Declaration Article VII, Instrument 2015000153826, reviewed August 2026).
Is Marina Bay in a flood zone?
